九、乙方的责任:
party b’s obligations:
9.1 乙方应按合同的规定,按时支付租金,保证金及其他各项应付费用。
party b shall promptly pay all rent ,security deposit and other charges payable by it in accordance with the terms of this agreement.
9.2 乙方应爱护使用出租房屋,如因乙方的过失或过错致使房屋设施及屋内用具和饰品受到损坏(正常损耗除外),乙方应负赔偿责任。

9.3 乙方应按本合同的约定合法使用出租房屋,不得擅自改变使用性质,不应存放中华人民共和国法律下所禁止的'危险物品,如因此发生损害,乙方应承担全部责任。

十、违约处理:

10.1 甲、乙任何一方如未按本合同的条款履行,构成违约,应承担相应的违约责任。双方同意违约方应赔偿守约方之直接损失人民币____________元。

10.2 乙方有下列行为之一的,甲方有权终止本合同,收回出租房屋,并且保证金不予返还;

c.无故拖欠租金超过三天(除双方就本合同存在争议除外)。

十一、适用法律:

十二、争议的解决:

出租方与承租方于2015年9月15日双方协商一致,就以下条款达成协议。

5、 乙方须正确维护该物业内甲方所提供之家具、电器、装置及设备、该物业之原来一切设
备如有因非正当使用造成的损坏,乙方须负责修理或赔偿。

五、 租金及付款方式
Rent and the way of payment
5.1 双方谈定的租金为每月元。

5.2 乙方支付甲方每月的租金,应个月支付一次。付款日期应在每月日之前。

5.3 由于乙方原因未能按期支付租金,乙方须按日加付其月租金5的滞纳金。
If the rent remain being unpaid on time, Party B shall be liable to pay a late pe

六、 保证金(押金):
Security Desposit:
6.1 为确保出租房屋及其设施之安全并完好及租赁期内相关费用之如期结算,乙方同意于
签订合同当日支付给甲方的租赁押金元作为乙方确保合同履行之保证金。
To ensure the welfare and good condition of the leased property and the related fa
cilities as well as the prompt payment and settlement of all related charges durning the term of tenancy, Party B agrees to pay to Party A within one day after the agreement signed a security despositin the amount of as security for Party B’s obligations hereunder.
6.2 除合同另有约定外,乙方应于租赁期满之日与甲方点清室内设施,并付清所有应付费
用后,甲方当天将保证金全额无息退还乙方。
Unless other provided in agreement, Party A shall return to Party B the entire secu
rity desposit without interest thereon upon expiration of the tenancy or sooner deter

七、 费用担保:
Payment:
7.1 租赁期间物业费和取暖费(指集中供暖的)由甲方承担。
Durning the term of the tenancy, the property management fees and the heat-preservation
fees shall be paid by Party A.
7.2 房屋的冷、热水、电、天然气消耗按每月查表实数由乙方支付。
The cold, hot water, electricity, and gas payment(for water and tear) of the propert
y shall be paid by Party B according to its actual payment per month.
7.3 电话费、有线收视费按实际费用由乙方交付。
Party B according to its zctual payment shall pay the payment for telephone and internat
ional channel.
八、 出租人的责任
Landlord’s obligations:
8.1 甲方须按时将出租房屋及其设施以良好的状态交付乙方使用。
Party A shall deliver the leased property and the related facilities in good condition to Party B on schedule.
8.2 租赁期内甲方不得收回出出租房屋(除非本合同另有规定)
Party A shall not take back the leased property durning the term of the tenancy.(Unless otherwise stipulated in this agreement)
8.3 在乙方遵守本合同的条款及交付租金的前提下,乙方有权于租赁期内拒绝甲方或其他
人骚扰而安静享用出租房屋。
Provided that Party B abides and performs the appendixes of the agreement and the pay
ment for the tenancy, Party B has the right to refuse the interruption from Party
A to enjoy the life satisfaction and peace.
8.4 房屋基本设施和结构,甲方有修缮的责任并承担有关的费用,并对其做定期修缮。 Party A is responsible for repairing and maintaining the basic facilities of the lease
d property and for bearing all costs thereto.
8.5 甲方谨在此声明及保证甲方为出租房屋的合法拥有人并由合法地位出租此房屋与乙方。 Party A hereby represents and warrants that Party A is the legal owner of the leas
ed property and has the necessary legal capacity to lease the property to Party B.
8.6 如在租赁期内,租赁房屋发生所有权全部或部分转移、或其他影响乙方权益的事情时,
甲方应保证所有权人或者其他影响乙方权益的第三者,能继续遵守本合同所有条款,如乙方与本合同的权益人首次等所有权人或第三者所影响或损害,甲方须负责任补偿乙方的所有损失、损害、支出及费用。
If durning the term of the tenancy, all or part of the leased property is transferred
or Party B’s right to use the leased property is attested, Party A shall ensure that such transferee or third party having an effect on Party B’s right to use the leased property will continue to abide by the terms of this Agreement.Party A shall also be liable to keep Party B be fully indemnified against any costs,expenses,losses, and damages suffered by Party B if any of Party B’s interests herein are affected or prejudiced by a third party.
九、 承租人的责任:
Tenant’s Obligatons:
9.1 乙方应按合同的规定,按时支付租金,保证金及其他各项应付费用。
Party B shall be responsible to pay all rents and fees in at timely manner accordin
g to the terms of the contract.
9.2 乙方经甲方事先同意,可在承担租用房内进行装修及添置设备,租赁期满必须恢复原
状(正常损耗除外),并承担其费用,经甲方验收认可后归还甲方。
Party B with the prior consent of Party A, can renovate and install additional facili
ties in the leased property.Upon expiration if the tenancy the leased property shall be resumed to Party A in its original conditions (fair wear and tear exempted)and all expenses arising there from shall be borne by Party B.
9.3 乙方应爱护使用租赁的房屋,如因乙方的过失或过错致使房屋及设施受到损失(正常
损耗除外)乙方应负赔偿责任。
Party B shall treat the leased property with care. Because of Party B’s negligence
or misconduct, the leased property and the related facilities suffer any damage(fair waer and tear exempted) Party B shall be responsible for compensating Party A for such damages.
9.4 乙方应按本合同的规定合法使用租赁房屋,不得擅自改变其性质,不应存放中华人民
共和国法律下所禁止的危险物品,如因此发生损害,乙方应承担全部责任。
Party B shall use the leased property legally as agreed in this agreement and may
not change such use on its own.Party B shall not store any dangerous items, which are prohibited by the laws in the People’s Republic of China in the leased property and shall be fully responsible for any damages or a result thereof.
9.5 租赁期即将结束之日,经乙方同意,甲方可以带其他客户看房。
Upon expiration of the tenancy or sooner determination of this agreement, Party A
could take others to check the apartment with the Party B agreement.
9.6 中英文条款及意思如有不一致之处,双方协调解决。
In the event that there is the conflict between the Chinese version and English version, i
n such case Party A and Party B shall go together and resolve the problem.
十、 违约处理:
Breach of Agreement
10.1 乙方如有下列行为之一的,甲方有权终止本合同,收回出租房屋,并且扣除房屋保证
金。
Party A shall have the right to terminate this agreement repossess the leased proper
ty and porfeit the money of the security desposit if Party B commits one of the followings.
a、 未得甲方同意将承租房屋擅自拆改结构改变用途
Alters the structure of the leased property without authorization or uses the leased property other than for the purpose atated herein.
b、 无故拖欠租金超过十五天
Fail to pay rent without any reasons more than 15 days after the due date.
c、 中途退租
To terminate the agreement durning the term of tenancy.
十一、适用法律
Applicable law:
本合同的成立,其有效性、解释、签署和解决与其有关的一切纠纷均受中国法律的管辖并依据中国法律并以中文为准。

And Mr.* ***,R/o China, refereed to as the LESSEE of the OTHER PART.(Expression “LESSOR” and “LESSEE” wherever the context so permit shall always mean and include their respective heirs, successors legal representative and assignees). WHEREAS the LESSOR is the lawful owner and in lawful possession of House No,****,DHA, Lahore Cantt, consisting of 4 Bedrooms with bath, D/D,TV; Lounge, Kitchen, Store, Servant, Quarter together with fixtures and fitting (hereinafter collectively called the DEMISED PREMISES).
